Somerset Square Changed Hands at Its 2022 Price. The Difference Is Six Leases, Most Still Unopened.

At Suite 700 of 170 Glastonbury Boulevard, CAVA's own website shows a "Now Open" badge. It lists dine-in, pickup and delivery, with hours of 10:30 a.m. to 10 p.m. every day of the week. On the same October afternoon, The Shops at Somerset Square's directory still labeled that tenant "coming soon," along with five other names the center signed this year.

The center now has a new owner. Hartford Business Journal reported on October 13 that Charlotte-based Asana Partners bought the 13.6-acre property at 110–178 Glastonbury Blvd. from Poag Shopping Centers for $29.5 million in an off-market deal. That price is close to what Poag paid four years ago. Those four years produced a list of signed restaurants and services, and in mid-October most of them still had no posted opening date.

Three Sales, One Flat Line

These are the center's last three sales as reported by Hartford Business Journal:

Sale Buyer Price
2016 Rouse Properties, later acquired by Brookfield Properties $42 million
November 2022 Poag Shopping Centers, buying while the property was in receivership $30.07 million
October 2026 Asana Partners $29.5 million

This month's price is about 2% below the 2022 price and nearly 30% below the 2016 price. David Dumeer of Goman + York, the East Hartford firm that brokered the deal, explained the number by pointing to immediate capital needs. He named new roofing for the entire center as one of them. According to town records cited in the same report, four of the center's buildings date to 1987 and one to 2007.

The price stayed nearly flat while the tenant roster changed a great deal. In 2022, Poag CEO Joshua Poag told Hartford Business Journal the property was underperforming but "can be turned around." In May 2026, the Hartford Courant reported that occupancy was 68% when Poag bought the center and reached 79% within a year. Dumeer told the paper the six newly signed tenants would bring it to 87% as they opened between summer 2026 and early 2027. At the October sale, Goman + York put the center at 84% leased, with three storefronts available between 3,000 and 7,000 square feet.

Asana has acquired a center that has mostly been leased up but is still waiting for most of those tenants to open. For someone who parks there on a Tuesday night, the turnaround depends on when each of those storefronts opens.

Where Each of the Six Stood in Mid-October

The Courant's May roundup gave a forecast for each new tenant. Below, those forecasts are compared with what the businesses and the center were posting in mid-October 2026.

  • CAVA, Suite 700. The Courant forecast an opening "sometime in 2026." CAVA's Glastonbury location page shows it as open, with a phone number, online ordering and seven-day hours. The center's own CAVA page still says coming soon. In May, Hartford Business Journal reported that no official opening date had been set. CAVA's page is the most current signal from the business itself, so calling ahead is the simplest way to check.
  • Tiger Belly Noodle & Sushi Bar. This is the second location for the Granby restaurant known for ramen, pho and sushi. It was forecast for summer 2026, and in mid-October the center still listed it as coming soon.
  • Aroma Body & Foot Massage, Suite 770, next to Lux Bond & Green. Aroma already has locations in West Hartford and Manchester. The Courant first reported a fall 2026 opening in April, then listed summer 2026 in its May roundup. The center page still says coming soon.
  • Colony Grill, Suite 340. Colony Grill was founded in Stamford in 1935 and is known for its thin-crust "hot-oil" pies. It was forecast for fall 2026. Its own locations page lists Glastonbury as "Coming Soon" at The Shops at Somerset Square.
  • Cold Stone Creamery, Suite 720, next to J.Jill. It was forecast for fall 2026 and is still listed as coming soon.
  • Milestone Restaurant, Suite 240. Milestone already operates in Mystic and Georgetown and is aiming for early 2027. It has the latest forecast of the six.

Together, the six account for nearly 18,000 square feet of newly leased space, according to the Courant. All six, CAVA included, were still marked coming soon on Somerset Square's own pages during the week of October 12, and CAVA's own site is the only one of the six showing an open storefront.

The Old Max Amore Space Is the Clearest Sign of the Plan

Of the six, Milestone says the most about what the center is aiming for. Its owner, Peter Fine, chose the former Max Amore space on purpose. Max Amore was run by Hartford-based Max Hospitality and closed in 2019. Fine told the Hartford Courant that "there was a rich, soulful restaurant in that space for 25 years" and called it "a hub of neighborhood activity." He described Milestone as "a neighbor gathering spot" with quality food, cocktails and some live music.

That fits how Dumeer framed the whole lineup. He told the Courant the new restaurants run from quick, grab-a-bite spots to fast-casual, thin-crust pizza, and dining paired with craft cocktails and live music. "You can't just throw in a bunch of whoever tenants to pay rent," he said. "You have to build something where people want to go, and where people want to go back to."

The model he pointed to was The Shops at Evergreen Walk in South Windsor, which Poag helped develop. The goal is for the wider Somerset Square area, with its offices, hotels, stores and restaurants, to function as one destination.

What Asana Says Comes Next

The new owner has not described a new concept. "While we don't have plans to significantly change the center, we look forward to investing in the property to ensure it is maintained as the highest quality retail destination in the neighborhood," Mario Cabrera, Asana's director of asset management, told Hartford Business Journal. Goman + York stays on as the center's exclusive leasing representative, so the same broker who signed the six new tenants is still responsible for the three open storefronts.

Two physical changes are on the list. One is the roof work already folded into the sale price. The other is two new patio spaces for outdoor dining. In May, Dumeer told the Courant that outdoor areas would be reshaped for patio dining to make the center more pedestrian-friendly. Neither report gives a construction start date.

The current roster that Hartford Business Journal lists beyond the six includes Max Fish, Lux Bond & Green, Talbots, J.Jill, Chico's, Jos. A. Bank, Starbucks, Munson's Chocolates and Pure Barre. The Courant adds Chipotle, Harvey & Lewis and Social Lounge & Bar.

Reading the Storefronts From Here

These are the dates to watch:

  1. Now. CAVA's own site lists Suite 700 as open, with hours of 10:30 a.m. to 10 p.m. daily.
  2. Fall 2026 forecasts. Colony Grill and Cold Stone Creamery were both forecast for this season, and both were still listed as coming soon in mid-October.
  3. Overdue summer forecasts. Tiger Belly and Aroma were forecast for summer 2026 and had not posted opening dates.
  4. Early 2027. Milestone is expected in the former Max Amore space.

The center's occupancy figure has already moved from 68% to 84% leased. The number to watch now is how many of those leased suites are actually open. If Glastonbury follows the same pattern as Blue Back Square in West Hartford, the change will show up one storefront at a time.
